Real Estate Brokerage: Forms of Specialization, Skills, and Knowledge

Most newly licensed practitioners begin their real estate careers in residential brokerage. The main activities of real estate brokerage include:

  • Locating a buyer for a seller
  • Locating a seller for a buyer
  • Locating a tenant for a landlord
  • Locating a landlord for a tenant

Brokers are hired to procure the opposite party in a sale or lease, and often hire licensed agents to assist. Brokerage companies typically consist of a broker and their agents who work together to serve clients.

In today’s market, brokers and agents often specialize by:

  • Property type (residential, commercial, industrial, land)
  • Geographical area (defined by neighborhoods, streets, or natural barriers)
  • Type of transaction (sales, leases, subleases, exchanges, options)
  • Type of client (buyers, sellers, tenants, landlords, or by business type)
  • Type of relationship (traditional transaction-based or advisory services for a fee/retainer)

Some specific brokerage services offered for a set fee include comparative price analysis, database search, prospect screening, and site analysis.
